Groupe Marzocco’s construction and renovation projects have shaped the urban landscape of Monaco since the 1980s. The group draws on its extensive expertise and the unrivalled know-how of SATRI to ensure its developments respond to every brief, preserve the Principality’s distinctive Belle Époque style and reflect the Marzocco vision of modernity through landmark buildings.

Villa Bromar

2010, Principality of Monaco

This former industrial building once housed a bank and vault room, before being repurposed during the redevelopment of the Casino Gardens. Converting the four-storey townhouse into a private residence required extensive structural reinforcement, stabilisation and internal reconfiguration.

Today, it stands as a refined 2,500m² private mansion with restored façades that incorporate faithful handcrafted ceramic reproductions. The third basement level now features an indoor pool and hammam, adding an extra layer of comfort and wellbeing, while the second basement floor houses a fitness suite and home cinema. Crowning it all is a rooftop terrace with its own pool and jacuzzi, overlooking the Casino Gardens.

 

Villa Les Gaumates

2009, Principality of Monaco

At No. 1 Boulevard Princesse Charlotte in Monaco stands the magnificent Villa Les Gaumates, an exceptional residential building. In classic Belle Époque style, it is distinguished by its moulded window surrounds, French doors in white Carrara marble, wrought-iron railings, and marble balustrades and columns, with a frieze of bas-reliefs crowning the top floor. This nine-storey building has been constructed on a human scale and thoughtfully designed to offer residents both comfort and privacy. Its luxurious finishes, outstanding thermal and acoustic performance, landscaped private garden and amenities such as ample parking, video surveillance, a fitness room and a hammam make it one of the Principality’s most prestigious addresses.

 

Villa Montjoie

2005, Principality of Monaco

After completely renovating this early 20th-century villa, Groupe Marzocco went on to manage its property development. The 800m² space is designed as a single private residence spread across an elevated ground floor and four upper levels. Blendinghistorical charm with contemporary functionality, it is a true expression of the art of living. A remarkable home in a neighbourhood with real character, overlooking Monaco’s harbour.

Villa Hermosa

1999, Principality of Monaco

With its breathtaking views and ideal location in the heart of Monaco’s peaceful residential district, Villa Hermosa offers an exceptional living environment. The classic Belle Époque building rises over nine floors, with a total surface area of approximately 10,000m². By blending noble traditional materials with cutting-edge technical features, Groupe Marzocco has created prestigious apartments with generous, understated volumes and bespoke interiors.

Villa Annonciade

1997, Principality of Monaco

Located to the east of Monte Carlo, Villa Annonciade features contemporary lines, full-height glazing and curtain wall façades clad in Rosa Levante marble. The light-filled studios and duplexes span ten storeys and offer stunning, elevated views.

Villa de Rome

1992, Principality of Monaco

This nine-storey superstructure includes 4,000m² of space above ground and 2,000m² below ground. Its façade reflects a meticulous commitment to luxury and attention to detail through its mouldings and pink Portuguese marble columns. Crafted using traditional techniques inspired by Italian villas, it is finished in stucco made from marble dust. Inside, the apartments feature vast volumes and spectacular views, all designed with comfort, wellbeing and security in mind.
